Question: What do I do if I experience a problem with windows in my unit?

Answer: Window systems are the responsibility of each owner to exercise reasonable care to keep windows in good working order, and of RWT to repair and/or replace as needed.

While the window systems in the RWT condo units are of very high quality and may be counted on for many years of excellent service, windows are subjected to many variances in weather, cleaning, operation and care.

Some of the reasons for failure (i.e., drafts in cold weather, water leaks, fogging, etc.) are:

Incorrectly placed sliding units

Worn weather strip materials

Incompletely closed units

Dirt and foreign materials in tracks and/or rollers

Damaged tracks and/or damaged or missing rollers

Thermal pane failures (cracked glass, failed seals, etc.)

Compromised seal between window unit and building openings


If you experience a problem with your windows:

Ensure windows are installed correctly and closed completely.

If issues persist, contact the office as per the existing protocol outlined below:.  

ECC # 17 Protocol for Window Repair/Replacement

1) Owners which have window issues need to complete a Resident/Owner Request Form available outside the second floor office.

2) The request will be assessed by the property manager and/or the building superintendent. Depending on the nature of the request an appropriate action/response will be taken.

Appropriate Actions/Responses to Specific Issues

A. In response to reports of broken seals in thermo pane units (typically fogging up issues reported), Guardian Glass is contacted by the building superintendent or the property manager and given the owners contact information. Guardian Glass schedules a convenient time with the owner for an on-site inspection and recommends to the office the recommended action to be taken. The property manager with then authorize the repair if needed.

B. In response to reports of drafts, the owner is asked if the windows have been removed within the last few years. If so, they are asked to ensure they are properly installed. If the owner is unsure how to check for proper installation typically the building superintendent provides this service. If it is determined the window is installed correctly and the problem persists, Guardian Glass (or current contractor) is called to service as required.
